I’m Matt Lyness, qualified fire safety inspector and experienced fire risk assessor. My career spans frontline firefighting, specialist fire safety enforcement, building regulations assessment, and the professional development and training of fire safety inspectors for a large metropolitan Fire and Rescue service.

I hold a Master's Degree in Disaster Management, Level 7 certificate in legal skills, level 5 diploma in fire engineering design, and the industry standard level 4 diploma fire safety inspector. Enhanced by my experience as a front-line fire officer I bring a deep understanding of current legislation, British Standards, Approved Document B and the enforcement activities of fire and rescue services. I have inspected a wide range of commercial properties, care settings and shared residential properties under the fire safety order and I am confident I can offer support and guidance to help you to meet all of your regulatory responsibilities.

As a former training instructor within the fire service protection team, I have delivered training to new fire safety officers to achieve the level 4 diploma, covering topics such as; Principles of prevention, Enforcement action, the regulators code, and the fire safety order. My background as an operational fire officer and fire safety inspector further strengthens my ability to assess risk realistically, communicate clearly, and to provide practical achievable solutions in the real world.

Today, as a dedicated Fire Safety Consultant, I specialise in delivering thorough, Fire risk assessments compliant with current regulations and based on industry standards or guidance that help Responsible Persons understand their obligations and implement proportionate, effective fire safety measures. My approach is grounded in professionalism, clarity, and a commitment to helping organisations create safer environments for staff, customers, and residents.
